Quick answer

Kings Isle is an established gated 55+ community inside St. Lucie West, in Port St. Lucie. It fits an active adult buyer who wants a built-out neighborhood with medical, shopping, and I-95 already close. Two things decide the purchase: the community's specific age-restriction and occupancy rules — which are set by its own documents, not by the statute — and the St. Lucie West Services District assessment, which lands on the tax bill separately from the HOA.

I've sold homes across Port St. Lucie and St. Lucie County since 1996. Here's the honest version of Kings Isle — the parts that matter and the parts most listings skip.

Watch: Kings Isle at St. Lucie West

The short version of what's below — what Kings Isle actually is, and how the age restriction works for your household.

What Kings Isle actually is

Kings Isle is an established gated 55+ community inside St. Lucie West, in Port St. Lucie. Built out, mature landscaping, a clubhouse and amenity package, and everything in St. Lucie West already around it — medical offices, retail along St. Lucie West Boulevard, the ballpark, and I-95 access.

Established matters here, and in both directions. You can see exactly what you're buying: the streets, the landscaping, the amenities, and the neighbors are all real rather than renderings. Nothing is a phase-two promise. But an established community has also reached the age where things start needing replacement, which is exactly why the HOA documents deserve a careful read rather than a glance.

The buyer this suits is an active adult who wants a low-maintenance home in a neighborhood built around that stage of life, with a hospital and medical offices close, and without the noise and traffic patterns of a family subdivision.

The age restriction — read this part carefully

The 55+ label gets treated as a single simple rule. It isn't, and the details are worth understanding before you write.

Federal housing law permits an age-restricted community to operate provided at least 80% of occupied units have at least one resident aged 55 or older. That leaves room for households that don't fit the picture — but how much room, and on what terms, is set by the community's own recorded documents, not by the statute. Two 55+ communities a mile apart can handle the same situation completely differently.

Confirm, in the documents, for your specific household:

  • Whether a spouse or partner under 55 can reside there, and under what conditions
  • Whether adult children can live with you, and any age floor that applies
  • The rules on grandchildren or other guests staying long-term
  • What happens if the qualifying resident passes away first — whether the surviving spouse may remain, and for how long

That last one is the question I get asked after closing rather than before, and by then the answer is whatever the documents already said. If there's a meaningful age gap in your household, it's worth reading before you offer, not after.

Pre-offer checklist for Kings Isle

  • Age restriction and occupancy rules, from the recorded documents: Not from the listing and not from a verbal summary. Confirm the specific provisions on a younger spouse, adult children, long-term guests, and surviving-spouse occupancy.
  • Leasing rules: Minimum lease terms, any waiting period after purchase before you can rent, caps on the number of leased units, and whether a tenant also has to meet the age requirement. Age-restricted communities tend to be stricter here, and it matters if renting is ever part of your plan or your estate's.
  • The St. Lucie West Services District assessment: St. Lucie West is served by its own special district, and that assessment appears on the annual property tax bill rather than the HOA statement. Confirm the annual amount and any remaining bond balance for the specific parcel through the county tax record.
  • HOA financials and reserves, in writing: Current reserves, the reserve study if one exists, the last two years of financial statements and board minutes, and any special assessment history. In an established community this is real information — roads, roofs, gate equipment, and amenity surfaces have reached the age where they get replaced.
  • What the HOA actually covers: In 55+ communities the fee often includes lawn maintenance, exterior items, or amenity access that a non-age-restricted community wouldn't. Get the inclusions in writing so you're comparing the fee against the right list of services.
  • Roof age, wind mitigation, and a 4-point: On any resale in this insurance market, that's a financing question rather than a formality.
  • Flood zone determination for the specific parcel, and whether your lender will require flood coverage.

The honest trade-off

Who thrives in Kings Isle: the buyer who actively wants an age-restricted community — the quiet, the pace, the neighbors in a similar stage of life — and who read the occupancy and leasing rules against their own household situation before writing.

Who regrets it: the buyer with a younger spouse who assumed the 80% rule automatically covered them. Or the buyer who priced the home off the HOA dues and met the services district assessment on the first tax bill. Or someone who wanted grandchildren to be able to stay for the summer and never checked the guest provisions.

Honest alternative: if the age restriction doesn't fit your household, or you want the option to rent freely, a non-age-restricted community in St. Lucie West or elsewhere in Port St. Lucie will serve you better and I'll point you there. That's the job.

Kings Isle at St. Lucie West FAQs

What kind of homes are in Kings Isle at St. Lucie West?+
Kings Isle is an established gated 55+ community inside St. Lucie West, in Port St. Lucie, with a clubhouse and amenity package and mature landscaping throughout. Pricing depends on model, lot, and how the home has been maintained and updated — in an established community, condition drives more of the spread than square footage. I pull current actives and recent closed sales for comparable models before you commit.
Can my spouse live here if they're under 55?+
That depends on this community's recorded documents rather than on the federal rule. Federal law allows an age-restricted community to operate so long as at least 80% of occupied units have a resident 55 or older, which leaves room — but each community decides how it uses that room. Some permit a younger spouse without qualification, others attach conditions. Before an offer I get the actual provisions for your situation in writing, because a verbal answer at the gate isn't what governs.
What happens if the qualifying spouse passes away?+
This is the question I most often get asked after closing, and it's much better answered before. Many age-restricted communities allow a surviving spouse under 55 to remain, sometimes indefinitely and sometimes for a defined period — but that provision lives in the recorded documents and varies. If there's a meaningful age difference in your household, this is worth reading before you write an offer, not after.
Can I rent out a home in Kings Isle?+
Age-restricted communities are commonly stricter on leasing than others. Confirm the minimum lease term, whether there's a waiting period after purchase before you can lease at all, whether the number of leased units is capped, and whether a tenant must also meet the age requirement. If renting is part of your plan — or part of what your estate might eventually need to do — read those provisions before you offer.
Is there a St. Lucie West district assessment on top of the HOA?+
St. Lucie West is served by its own special district, and that assessment appears on the annual property tax bill rather than on the HOA statement. Confirm the current assessment and any remaining bond balance for the exact parcel through the St. Lucie County tax record before you write. I don't quote those figures from memory — they come from the record for that address.
What does the HOA cover in Kings Isle?+
The HOA covers the clubhouse, amenities, and common grounds, and in many 55+ communities the fee also includes services a non-age-restricted community wouldn't — lawn maintenance and certain exterior items among them. Get the inclusions in writing so you're comparing the fee against the right list. Before any offer I also obtain reserves, the reserve study if one exists, recent minutes, and any special assessment history. In an established community that reserve position is meaningful information.
How far is Kings Isle from a hospital?+
The two options serving this part of Port St. Lucie are HCA Florida St. Lucie Hospital and Cleveland Clinic Tradition Hospital, and there are medical offices within St. Lucie West itself. Proximity to care is one of the more practical considerations at this stage, so I can give you real drive times from a specific street inside Kings Isle rather than map estimates.
