The right buyer wants a settled, green, family-centric community with top schools, minutes from Sawgrass Expressway. Who thrives at Kensington: the family that wanted a settled, green community with top schools — confirmed the sub-section and its HOA, verified the zoned schools, checked the home's condition, understood canal versus interior, and got the family-centric Coral Springs lifestyle they pictured.
Who regrets it: the buyer who assumed all of Kensington was the same when the ten-plus sub-sections have very different HOAs, rules, and gated status, or didn't verify the exact zoned schools by address, or assumed every home was on the water. All knowable up front.
Honest alternative: if you want acreage or a horse property, this isn't that — Kensington is a suburban family community, and western Broward has separate acreage areas I can show you. If you want a brand-new home, there are newer Parkland and Coral Springs communities that fit better.
