National housing inventory — the total number of homes listed for sale — has risen significantly from the historic lows reached during the pandemic years. Realtor.com data showed year-over-year inventory gains exceeding 36% at one point in this cycle. That’s a meaningful increase in options for buyers who felt constrained during the supply shortage. As Lawrence Yun of the National Association of Realtors has noted, more available properties give buyers more time to evaluate options before committing. But national inventory data requires careful interpretation before applying it to decisions in a specific market like Wellington.
More Inventory Nationally — But Still Below Pre-Pandemic Norms
The year-over-year improvement in national inventory has been real and meaningful. However, even with significant percentage gains, the total number of homes available nationally remains well below the levels that characterized 2017–2019 — the last period considered a relatively balanced market. Estimates suggest the country was still roughly 29% below pre-pandemic inventory norms even as supply was recovering.

As housing analyst Bill McBride of Calculated Risk has noted:
"currently inventory is increasing year-over-year but is still well below pre-pandemic levels."
This context matters: a nearly 37% year-over-year increase sounds dramatic, but when starting from historic lows, that gain still leaves the market well short of the inventory conditions that created meaningful buyer leverage in the mid-2010s.
Regional Variation: Where Inventory Has Recovered More
Inventory recovery has been uneven across the country. Some regions — particularly parts of the Sun Belt that saw the largest pandemic-era price spikes and significant new construction — have recovered toward pre-pandemic inventory norms faster than supply-constrained markets in the Northeast and parts of Florida.

Palm Beach County sits in a category where inventory recovery has been more limited: established communities with little available land for new construction, strong in-migration demand, and a buyer pool that includes cash and equity-heavy purchasers who are less rate-sensitive than national averages. The inventory picture in Wellington’s core neighborhoods reflects these constraints.
What Rising National Inventory Means (and Doesn’t Mean) for Wellington
- Wellington’s established neighborhoods are supply-constrained by geography: There is no available land to build new homes in Olympia, Sugar Pond Manor, Versailles, or Binks Forest; supply in these communities comes only from resale; national inventory increases driven by new construction or Sun Belt markets do not translate to more available homes in Wellington’s most sought-after neighborhoods
- More options in entry-level and newer communities: Buyers with flexibility on community — willing to consider Westlake, Royal Palm Beach, or The Acreage — may find meaningfully more options and negotiating room than buyers focused exclusively on Wellington’s premium neighborhoods
- Longer days on market in some segments: The recovery in broader supply has extended days on market for properties that are overpriced or have condition issues; buyers have more time to evaluate; sellers who misprice relative to current comps face longer listing periods than during the 2021–2022 frenzy
