Fairfax is a village within Madison Green in Royal Palm Beach, with homes along Reston Circle. Review the Fairfax Village HOA and Madison Green master association documents for the property. The master association says the nearby golf course, ballroom and restaurant are independently owned and operated, rather than HOA amenities.
Picture a Fairfax week with time at the Madison Green pool or fitness center, an evening court session when the schedule fits, and a separate weekend outing to Royal Palm Beach Commons Park. The master association publishes rules for the pool, gym, basketball and tennis facilities, with resident access requirements. Those are concrete activities to compare with the routine you want.
The tradeoff is shared facilities and two sets of association questions, rather than a home with no HOA. Golf nearby is a separate decision. Tour the house and recreation area at the times you would use them, and distinguish what your assessments support from what requires another payment or agreement.
Start With the Fairfax Home and Its Location
Existing community research places Fairfax homes along Reston Circle within Madison Green. The master clubhouse is at 2003 Crestwood Boulevard North. Use the actual home address to test the trip to recreation, school, work and shopping rather than relying on a neighborhood-wide drive time.
Compare the detached home's floor plan, stairs, garage access, storage and outdoor space. A larger home may offer guest or work space while adding rooms and systems to maintain. Check the recorded living area and actual layout; a broad listing range is not a specification for a particular plan.
Check the original construction year and later permits for each address. An early-2000s label alone does not establish plumbing material, electrical-panel condition or a better inspection result than another Madison Green village. Review what was built, replaced and maintained at the house you are considering.

Inspect the House and Read Both Sets of Documents
Separate the home's age from the age of the roof, air-conditioning equipment and water heater. Ask for permits and service records, inspect the actual plumbing and electrical equipment, and obtain an address-specific insurance quote. Age alone does not prove replacement is due or that a system has already been updated.
Request the current village and master budgets, reserves, estoppels, assessment notices and governing documents. Ask which association maintains the gate, roads, landscaping and recreation facilities, and which obligations remain with the owner. Do not infer a fee or maintenance service from another Madison Green village's listing.
Check the survey, drainage, storm protection and exact flood designation as part of the property review. Review rental, pet, parking, guest-entry and exterior-change rules if they affect your plans. Ask for current comparable sales by home size, layout, lot and condition instead of treating an undated price band as today's market.
For schools, follow the district's address-based registration guidance. A nearby school or listing label does not establish assignment. Choice, charter and private admissions are separate questions.
Master Recreation, Village Management and Separate Golf
The master association's village-manager directory lists Fairfax Village HOA under Reef Property Services. Confirm the current contact and obtain the documents that apply to the exact property; management names and procedures can change.
The association's clubhouse rules address resident access cards, guests, the pool, fitness center, basketball and tennis. A weekday workout or swim is a practical option when your access and the schedule are in place. Check the current hours, guest limits and any temporary closures before planning around a facility.
The Madison Green master association explicitly separates the nearby golf course, ballroom and restaurant from its HOA operations. Do not assume a Fairfax purchase includes golf membership, free rounds or restaurant privileges. Ask the independent operator about current terms and availability.
The practical comparison is the home you want plus the recreation you will actually use. Walden and Royal Estates are other Madison Green villages to compare, but their association costs, lots and house conditions should be reviewed separately.
Plan the Home You Sell and the Home You Buy

Beyond the Gate and Nearby Changes to Watch
For a weekend outing, Royal Palm Beach Commons Park offers a separate public recreation destination. The village's park and event information can help you choose an outing, while the event organizer publishes changing festival schedules. Those are public facilities and events, not amenities conveyed with a Fairfax deed.
Guaca Go announced its Royal Palm Beach restaurant open in September 2026 at 10101 Southern Boulevard, Unit 190. It adds a bowl, burrito or salad stop to compare on a Southern Boulevard errand trip, rather than an amenity inside Madison Green. Check the operator for current hours before going. The October 27, 2026 nearby-change scan found the village's strategic plan listing Commons Island renovation and an amphitheatre access road among future 2026-2030 projects. A strategic-plan entry is not evidence either project is complete or a new facility is open. Check current village project and park notices before planning around an improvement.
For groceries, dining, healthcare, worship and volunteer activities, test the routes you expect to use from Reston Circle, including Okeechobee Boulevard and the surrounding roads. Choose providers and organizations based on your needs, hours, services and insurance where applicable. A map pin alone does not establish walkability, appointment access or a particular commute.
The October 27, 2026 scan also found ANF's October 13 construction update for Baptist Health Royal Palm Beach Medical Center at 450 S. State Road 7. ANF reports construction underway, with completion anticipated in September 2027. Treat this as future emergency and outpatient capacity, not an open facility to use today.
