Esplanade at Tradition is Taylor Morrison's signature Esplanade resort-lifestyle brand brought to the Tradition master plan on the west side of Port St. Lucie. It's a gated 55+ active-adult community of around 600 one-story single-family homes across nine floor plans, and the lifestyle centers on The Venue — a 16,800-square-foot clubhouse with a resort-style pool and spa, a tropical beach entry, a fitness center, an aerobics studio, eight pickleball courts, two tennis courts, a café serving beer and wine, and concierge services that handle everything from dry cleaning to pet grooming. On top of that, residents get access to everything the wider Tradition master plan offers — its Town Center with shops and dining, and miles of trails through parks and preserves.
The right buyer is an active adult who wants a low-maintenance, new-construction, single-family home with a genuinely resort-level amenity package and a one-story floor plan that works as needs change over time. Because it's age-restricted, amenity-driven, and new construction, the due diligence is specific: the amenities are priced into every home, so the value comes down to the HOA and what it covers, the floor plan and what's standard versus an upgrade, the builder and warranty, the CDD that Tradition communities carry, and confirming the 55+ rules fit your household. Pre-offer checklist for Esplanade at Tradition
- The HOA — and exactly what it covers: Esplanade runs on an HOA that typically covers lawn care, gated security, and the resort amenities and concierge program. Get the current financials in writing, confirm exactly what's included, the reserves, and any assessment, so you know the true monthly cost. I obtain these documents; I don't quote figures from memory.
- The CDD — Tradition communities carry one: Esplanade sits within Tradition, which carries a Community Development District assessment on the annual tax bill, separate from the HOA. Confirm which plan a home is, what's standard versus an upgrade, and how it fits how you'll live, since the base price and the finished price can be very different once options are added.
- New construction — builder and warranty: These are new Taylor Morrison builds, so confirm the builder warranty, what's included, the construction timeline if you're buying to-be-built versus a quick move-in home, and an insurance quote for the specific address. Newer doesn't mean skip the walk-through or inspection.
- The 55+ occupancy rules: This is an age-qualified community — at least one resident must be 55 or older, with limits on younger occupants and no one under 18 in permanent residence. Verify the exact rule in writing so it fits your household and anyone who may live with you.
The honest trade-off
Who thrives in Esplanade: the active adult who wanted a resort-level amenity package and a new single-family home with concierge-style convenience — and confirmed the HOA, the CDD, the right floor plan, the builder warranty, and the 55+ rules before writing.
Who regrets it: the buyer who looked only at the base price and got surprised by the HOA plus the CDD, an upgrade bill on a to-be-built home, or an occupancy rule that didn't fit their household — or who paid for the resort amenities without using them. All knowable before you offer.
