A weekday workout can happen at the Boca Falls fitness center, and an evening court reservation can keep recreation inside the gate. On the weekend, South County Regional Park offers a separate outing to Daggerwing Nature Center or a scheduled Sunset Cove event. The tradeoff is a western location where beach visits and eastern Boca dining require a separate drive, plus established homes whose renovation history varies.
Where it is and how daily life works
Boca Falls lies between Glades Road and Palmetto Park Road, west of US 441, in unincorporated Palm Beach County with a Boca Raton mailing address and ZIP 33428. Its two entrances give you a choice of eastbound routes; test both at your usual travel time rather than assuming a fixed commute.
The resident courts and fitness center support weekday exercise without leaving the community. For a weekend away from the clubhouse, South County Regional Park has Daggerwing Nature Center and Sunset Cove Amphitheater. Check the county calendar for program reservations and event dates. Shopping and dining along Glades Road are separate car trips rather than a downtown outside the gate.
The homes and ten neighborhoods
The association describes 722 single-family homes across ten neighborhoods, with a published size range of 1,800 to 4,400 square feet and four to seven bedrooms. Its page does not define the area measurement. Use the property appraiser record and floor plan to confirm living area for the house you are considering; avoid blending this range with larger third-party listing figures.
Community histories date construction from the mid-1990s through the early 2000s. The ten section names used in our existing buyer guide are Cascades, Crystal Pointe, Emerald Isle, Emerald Pointe, Estates, Majestic Bay, Majestic Pointe, Mystic Bay, Mystic Cove and Victoria Falls. Start comparisons in the same section and model, then compare the lot outlook and update history.
A lake view, an interior lot, a private pool and a renovated kitchen solve different needs. Compare roof, windows, shutters, air conditioning and permitted alterations before assigning value to cosmetic updates. There is no single lake-view premium that applies to every house.

Amenities and an ordinary week
The association lists a renovated clubhouse, main pool, children's pool, fitness center, six tennis courts, six pickleball courts, basketball, a playground and picnic area. A workout, a pool visit or an evening court session can therefore be planned within the community rather than around another drive.

The HOA
The Boca Falls Homeowners Association is managed by Castle Group, according to the association's site. Ask for the current budget, the assessment, any special assessments and the purchase and lease rules in writing before you make an offer.
Before you make an offer
- Ask the age of the roof, the A/C and the water heater. Many homes are now 20 to 30 years old.
- Check for impact windows or shutters and a wind mitigation report; both affect insurance.
- Find out which of the ten neighborhoods the home is in, and compare sales in that section.
- Confirm school zones with the School District of Palm Beach County using the exact address.
Nearby school campuses include Waters Edge Elementary at 21601 Shorewind Drive and Loggers' Run Community Middle at 11584 West Palmetto Park Road, confirmed on their district pages. A nearby campus is not an assignment guarantee: enter the exact address in the district's Find My School process and confirm the current school year.
