Community profiles list six villages:
- The Preserve: the largest village, single-family homes from the mid to late 1990s.
- Binks Estates: larger gated homes, many on golf, lake or preserve lots.
- Brindlewood: a smaller gated village across from Binks Forest Elementary.
- Hidden Creek: single-family homes from the 1990s.
- Pine Trace: single-family homes built in the late 1990s.

Gate status, lot types and fees change by village, so confirm all three for the exact address.
HOA layers: master plus village
Owners can pay more than one association: The Landings at Wellington master association plus any village association. A single "Binks Forest HOA" number in a listing is really one village's fee, and it may or may not include the master.
Before you write an offer, ask the listing agent or the association for the current monthly or quarterly amount for that village, what it covers, any special assessment, and lease and approval rules. We left fee figures off this page because they vary by village and need a current MLS refresh.
The golf course and club membership
The course opened in 1990 as Binks Forest Golf Club, designed by Johnny Miller with Gene Bates. It closed in 2002, reopened in 2007 and was renamed Wellington National Golf Club in 2016 after new owners bought it.
Wellington National is a private, non-equity club. Living in Binks Forest does not include membership. The honest drawback: if golf is why you are buying, the club cost sits on top of the house and the HOA, and its terms are set by the club, not the association. Ask the club directly for current membership options.
Schools and daily errands
Schools shown on records for this area include Binks Forest Elementary, Wellington Landings Middle and Wellington High. Boundaries change, so confirm the assignment for your exact address with the School District of Palm Beach County.
Shopping and medical care are along Southern Boulevard and State Road 7, including The Mall at Wellington Green and Wellington Regional Medical Center.

Two homes in Binks Forest can carry a $96 and a $330 monthly HOA bill, so which village is the house in? Binks Forest is a village inside The Landings at Wellington, ZIP 33414. In the last 12 months, 23 homes closed here for $520,000 to $1,425,000, and HOA fees run $71.50 to $380 a month (Flexmls, pulled 2026-10-04; closed sales can be checked with the Palm Beach County Property Appraiser). Double-check the listing you are interested in, because the fee depends on the village.
The Landings at Wellington is the master community. Binks Forest is one of its named villages, and Binks Forest itself is made up of six smaller villages: Preserve, Hidden Creek, Brindlewood, Estates, Pine Trace and Cypress Forest. A single HOA fee quoted for "Binks Forest" is really one village's fee. Always ask which village a home is in before you compare it to another listing.
