If you are serious about a homesite here, get three things in writing before you go further. First, the current price sheet for whichever phase is selling. Second, the membership structure, including whether it is required with a land purchase and what it costs today. Third, a written construction timeline if you are buying land rather than a finished home. Terms outside the MLS leave no public record, so what to watch out for is a number that is only said out loud.

I am not telling you not to buy there. I am telling you to get the terms on paper first, the way you would with any purchase that never touches the MLS.

Compare the asking price with sales of similar properties and the current written offering. The community name alone does not establish the value of a house.

The useful comparison is the exact property: its location, home type, condition and ownership terms. Ask for property-specific comparable sales and the written builder or club offering where applicable.

Schools and everyday routes

Martin County School District assigns public schools by address and attendance zone. For everyday outings, compare the route from the actual property to downtown Stuart and its Riverwalk, the beach you prefer, and your healthcare provider. Martin North and Martin South are different Cleveland Clinic campuses. A county-wide drive time is not a property-specific measurement.
