Andros Isle: Clubhouse Life and the Rules Behind the Gate
At the clubhouse on Victoria Point, a workout, a swim or a tennis session can fit into the same neighborhood routine. Andros Isle combines shared recreation with gated access in West Palm Beach. The tradeoff is an association commitment: understand the neighborhood, upkeep responsibilities and vehicle rules before choosing the house.
Andros Isle is a West Palm Beach community with a property owners association, clubhouse, pool, spa, tennis courts and fitness center. Its official orientation packet describes security at the gated entrance and a nighttime rover. Compare the actual home and named neighborhood for maintenance obligations, costs and restrictions.
A weekday could start in the fitness center, an evening could involve a tennis session, and a weekend could include the pool or a trip beyond the community. These are shared facilities with access rules, rather than private additions to every house. Decide whether you will use that shared setup enough to make the recurring association obligations worthwhile.
Choose the Neighborhood Within Andros Isle
The association's 2026 orientation packet names Bay Colony, Brittany Bay, Crystal Cay, Hammock Pointe, Paradise Bay, Somerset, The Estates and The Preserve. Start with the exact neighborhood and address, then compare property type, layout, outdoor space and condition. An Andros Isle wide price or maintenance assumption can hide differences between homes.
Use the parent community as a starting point, then compare attached and detached properties separately. Confirm the legal property description and the association documents that apply. Nearby San Michele is a separate condominium community and should not be pooled into this home search just because its marketing also uses the Andros Isle name.
The POA orientation packet describes common landscaping, clubhouse, pool, spa, tennis courts, playground and fitness center maintenance. It also describes cable and internet service and reserves for shared repairs. Obtain the current budget and an address specific assessment statement before deciding what the monthly obligation covers for you.
Maintenance differs within the community. The packet identifies roof cleaning and exterior painting services for Bay Colony, Brittany Bay and Somerset, while other home maintenance remains the owner's responsibility. Confirm the current schedule, scope and documents for the home; an exterior service is not a promise that the association replaces your roof.
Gated Access, Parking and Move In Planning
The official packet identifies a guardhouse, security at the gated entrance and a rover patrolling seven nights a week. Its Realtor Guide explains resident transponders, clubhouse ID cards and use of the guest lane until the required address documents are updated. These sources support a gated access system; ask management about current staffing hours and visitor procedures rather than assuming a round the clock staffing promise.
Orientation is by appointment after closing or move in. The POA asks for updated identification and vehicle registration before issuing access items. Coordinate that process and large deliveries in advance so your first days are planned around the actual entry rules.
- Compare the driveway and garage with your household's vehicles.
- Read current overnight street parking, commercial vehicle, trailer and boat rules.
- Review pet rules and exterior alteration approval before planning changes.
- For a rental plan, ask for current lease requirements and city registration guidance.
A gate does not guarantee safety or property value. Its practical effect is an organized access process that owners, visitors and service providers need to follow.
Inspect the Individual Home
Obtain the property's construction and permit records, then inspect its actual systems. A construction year does not establish roof age, plumbing material, electrical panel condition or air conditioning age. Ask your inspector and insurer about that specific home instead of assuming every property from a general building era has the same issue.
Life Beyond the Clubhouse
The Publix at Shoppes at Andros Isle lists 8989 Okeechobee Boulevard. It is a concrete grocery stop to compare with the home's entrance and your regular errands. Confirm the route you would actually use rather than assuming a private shortcut is available.
For a weekend outdoors, the city's Cypress Boardwalk Trail at Grassy Waters has its parking entrance at 8264 Northlake Boulevard. It offers a public boardwalk outing outside Andros Isle; check its current hours and holiday closures before going. The preserve is not a private community amenity.
For healthcare planning, HCA Florida Palms West Hospital lists 13001 Southern Boulevard in Loxahatchee. Compare access to your own doctors and the facilities you use, along with school and work routes. School assignment follows the individual address; use the School District registration resources. Private school admission is a separate decision.
Compare a weekday commute, an evening errand and a weekend outing from the actual house. Road traffic and the community entrance matter more than a broad claim about being minutes from downtown, the airport or the beach.
