On Aberdeen Drive, the private golf course, racquet courts and clubhouse shape the day. Across Jog Road, Aberdeen East has its own shared amenities. The useful first decision is whether you want the country club commitment or the East villages, before comparing individual homes.
Aberdeen Golf & Country Club at 8251 Aberdeen Drive in west Boynton Beach is a private club with a Jim Fazio 18-hole course, 14 Har-Tru tennis courts and 6 pickleball courts. The club says it has 18 contiguous communities with over 1,600 homes and that all new residents there must join. The six Aberdeen East villages are 55+ and are not required to join the club. A weekday could mean a member golf round or pickleball, an evening could mean dinner at the club, and a weekend could take you beyond the community to a wetlands boardwalk. Access depends on the address and membership category. The tradeoff is a recurring club commitment on the country club side, even when you do not use it.
The two sides of Aberdeen
The country club side. The club describes 18 contiguous communities with more than 1,600 homes, from condos and villas to single-family homes, most with lake or golf views. It calls itself a mandatory membership community: all new residents must become club members, choosing a golf, tennis or social category. Some villages here are 55+, including Addison Green, Brittany Lakes, Oxford Place and Turnberry Isle, and others are open to all ages.
Aberdeen East. The Coves, The Harbours, The Isles, The Landings, The Moorings and The Shores are 55+ condo and villa villages with their own clubhouse and pools. Owners there are not required to join the country club. Confirm the age rules and membership status for any specific address in the association documents.
Compare Ownership Costs by Village
Start with recent sold comparables for the same village and property type. Compare condos, villas and single-family homes separately; an Aberdeen-wide figure can conceal different association responsibilities.
Keep these numbers separate for every home on the club side: the price, the village HOA or condo fee, the master association, the one-time club joining fee, annual club dues, the yearly food and beverage minimum, insurance and taxes. The club's board reviews dues every year on a December to November fiscal year, so ask the club for current dues in writing. In Aberdeen East, the club costs drop out, but village fees, reserves and insurance still apply.
Request current club dues and joining costs directly from the club, plus the village budget, reserve study and any assessments. For a condo, ask whether building inspection or reserve requirements apply to that property. Obtain your own insurance quote and tax estimate.
Golf, tennis and the clubhouse
The Jim Fazio course is private; there's no public play, though members can bring guests. Golf members request tee times up to 14 days ahead, and times are assigned by lottery three days out (Aberdeen Golf & Country Club membership page, checked October 26, 2026). The racquet center has 14 Har-Tru courts, 6 pickleball courts and a pro shop.
Every membership category gets the clubhouse, the Panache Dining Room, the Oasis Restaurant, the Sunset Lounge, three resort-style pools with jacuzzi, the fitness center, card rooms, pickleball, bocce and the clubs and activities calendar. Renters use a separate lessee amenity program.

The club address is 8251 Aberdeen Drive in the west Boynton Beach postal area, ZIP code 33472. A Boynton Beach mailing address does not establish municipal boundaries; confirm the parcel jurisdiction in county records.
The East clubhouse is at 5700 Le Chalet Boulevard. Green Cay Nature Center on Hagen Ranch Road and Wakodahatchee Wetlands on Jog Road offer boardwalk outings beyond the community. Bethesda Hospital West is at 9655 West Boynton Beach Boulevard. Compare the actual home-to-destination route before deciding how it fits your errands or appointments.
Age restrictions vary by village. School assignment follows the individual address; use the School District boundary resources and ask about current assignment before relying on a listing.
Check the Home and the Association
The village name matters as much as the Aberdeen name. Review age eligibility, membership obligations, maintenance responsibilities and the documents that apply to the exact address before making an offer.
Verify the original construction year in county records and inspect the actual roof, air conditioning and electrical systems. Home age does not establish roof age or condition. The joining fee and recurring dues make club use a practical budget decision.
